Thanks for the detailed response Rat.

The following code does work.

CODE

<title.*>(.*) \(Includes.*\).*<(?i)::<title>$1<;;
<title.*>(.*) - New<(?i)::<title>$1<

So it seems the </title> parts in your code needs to be removed for it to work wihth this script.

I see you have allowed for characters after the \) on the first line. I didn't sorry. I usually put in the </title> as a safety measure as I have encountered some badly structured files before now.
also remember the order of the commands does matter.
